The Vision

Monitor Way will provide much-needed workforce and market-rate housing, retail and recreation opportunities to Concord. Located alongside the picturesque Merrimack River, the mixed-use community will feature the following elements:

  • Urban Village featuring 327 market-rate apartments alongside 100,000 s/f of commercial and retail opportunities
  • 151 workforce housing apartments
  • 223 standalone market-rate apartments
  • 71 town homes for sale
  • 172 condominiums for sale and rent in northern parcel
  • 100,000 s/f of self-storage
  • Public river access
  • Over 2 miles of new walking trails
  • 2.4 acres of new community open space
  • More than $6 million in estimated annual tax revenue
  • 100+ new jobs

The Need

New Hampshire is facing a housing crisis – and Concord is at the center. Only 1 out of every 333 apartments are available in Merrimack County. In a “healthy” market, 1 out of 20 apartments would be available.

Despite several hundred new jobs being created just up the road at Concord Crossing, new and existing workers can’t access housing.

This mixed-use project will provide desperately needed housing, retail and recreational opportunities to our community in a thoughtfully planned, picturesque setting alongside the Merrimack River in Concord.

Community Benefits

We are in the preliminary phases of sharing our vision with the community and city officials. The project is being proposed in several phases. One of the biggest phases will offer first-floor retail of up to 100,000 square feet – envisioned as a collection of boutique shops and restaurants that will complement other retail nearby.  Above the retail will be approximately 327 market-rate residential units.

Another phase will create 151 workforce housing units to help address Concord’s desperate need for this type of residential space.

An additional phase will be 71 town home units for sale.

Approximately 100,000 square feet of self-storage is also envisioned as a separate phase.

We will add another 223 market-rate rental units.

And we’ll build another 166 condominiums for sale and rent in the northernmost section.
